How this purchase is funded
About the scheme. Under Help to Buy the Australian Government takes an equity
share of up to 30% (existing home) or 40% (new home) in return for its contribution. You need a
deposit of at least 2%, must be an Australian citizen aged 18+, live in the home, and not own any
other property. Income caps (FY 2026, indexed annually): $103,000 for individuals and $165,000 for
joint applicants and single parents. The government shares proportionally in gains and losses, and
its share must eventually be repaid — from savings, by refinancing, or when you sell.
Disclaimer. This calculator is a general-information estimate only. It is not
financial or credit advice, does not account for your full circumstances, and actual borrowing
capacity is determined by participating lenders and Housing Australia. Stamp duty, conveyancing and
other purchase costs are not included. Speak to a licensed mortgage broker or financial adviser
before making decisions. Sources:
